This project involved modernization of the facade, lobby, and elevators for this west-side building. Originally built for storage, the building was converted to office use over the course of time.
Shmerykowsky determined that the existing brick facade was self-supported to the full height of the building and sat directly on the foundation wall. Loads above the second floor were redistributed to accommodate a new facade cut for the enlarged lobby at ground level.
The brick facade was replaced with a glass curtain wall to open and define the lobby. An enlarged lobby was lowered to street level, requiring demolition and reconstruction of the lobby floor. Two new elevators were added in the east lobby and others were modernized.
